Properties along the Gold Coast Highway corridor between Broadbeach and Burleigh Heads have recorded median price rises of 14 percent since construction crews began major earthworks on the light rail extension in March 2025.
The project forms part of the Queensland Government’s 2024-2028 SEQ transport package and connects directly to the existing G:link network at Broadbeach South station. Buyers and downsizers are now competing for homes inside the 800-metre catchment, where proximity to the future stops is already factored into sale prices.
Local streets feeling the effect
Real estate agents report stronger interest in three-bedroom houses on West Burleigh Road and Sixth Avenue in Miami, both less than five minutes’ walk from the planned Miami station. The same pattern appears around the future Burleigh Heads station site near Goodwin Terrace, where townhouses listed in the past month have cleared at or above asking price within two weeks. The Gold Coast City Council’s 2025 planning scheme amendment that lifted height limits on selected sites within 400 metres of these stations has also drawn investor attention.
Median house prices in the immediate precinct now sit at $1.05 million, compared with the broader Gold Coast median of $850,000. Domain Group data released last week showed 62 properties sold inside the catchment in the June quarter, up from 41 in the same period last year.
Next steps for buyers and sellers
Stage 4 track laying is scheduled to reach Goodwin Terrace by December 2026, with passenger services expected to start in late 2027. Prospective purchasers should check current flood and zoning overlays on any shortlisted address, while owners considering a sale before the line opens may benefit from the current premium attached to future rail access.
