The figure matters now because domestic and international visitor numbers have recovered to 92 percent of pre-2024 levels, pushing weekly rents on two-bedroom units higher while purchase prices have risen only modestly from the statewide median of $850,000.
Properties along Gold Coast Highway in Broadbeach recorded the strongest local result, with median asking rents reaching $620 a week on units valued near $780,000. In Burleigh Heads, similar stock on Goodwin Terrace delivered 4.6 percent yields, supported by demand from downsizers trading out of larger homes in the hinterland.
Yield drivers in key precincts
Tourism recovery has been most visible around Cavill Avenue and the adjoining laneways, where short-stay platforms report sustained 78 percent annual occupancy. The Gold Coast City Council’s 2025-2027 visitor infrastructure program, which added parking capacity at Broadbeach South station, has also helped keep long-term tenants in nearby buildings.
Evidence from 312 settled sales tracked between January and May shows investors paid an average $712,000 for units that now return $535 weekly, producing the 4.8 percent yield. The same dataset records a 6 percent lift in rents since December 2025, concentrated in postcodes 4217 and 4220.
Next steps for local investors
Buyers considering entry this quarter should compare net yields after body corporate fees on buildings completed before 2018, where maintenance costs remain lower. Checking current vacancy lists at agents in Southport and Mermaid Beach will give the clearest picture of achievable rents before settlement.
