Auction clearance rates across the Gold Coast fell to 47 percent in the final fortnight of June 2026, with three in five properties passing in at reserve. Median dwelling prices eased to $832,000, down from $847,000 three months earlier.
The shift arrives as the Reserve Bank holds the cash rate at 3.85 percent and tourism operators report visitor nights still 12 percent below 2019 levels. Local agents say the combination is prompting more vendors to test the market while buyers wait for clearer signals on further rate cuts.
In Broadbeach Waters, three waterfront homes on Sunshine Boulevard sold below expectations last weekend, the strongest indicator yet that downsizer stock is meeting resistance. At Burleigh Heads, a four-bedroom house on Gold Coast Highway with ocean glimpses cleared at $1.65 million after three bidding rounds, still 8 percent under the March comparable. Both suburbs sit inside the Gold Coast City Council’s coastal precinct renewal program, which has delivered new drainage works and park upgrades since 2024.
Domain Group figures released 8 July show 62 properties went under the hammer in the week to 6 July, with 29 selling on the day. The median days on market lengthened to 42, up from 31 in April. CoreLogic’s hedonic index recorded a 0.9 percent monthly decline for the Gold Coast SA4 region, the first back-to-back drop since late 2024.
Buyers should track the next scheduled auction round on 20 July and review updated listings on the Gold Coast City Council’s property portal before committing. Those watching Broadbeach Waters and Burleigh Heads may find the clearest value in the next six weeks if clearance rates remain below 50 percent.
