Broadbeach and Burleigh data show clear pattern
CoreLogic recorded 142 Broadbeach listings in the three months to June with an average discount of 4.1 percent, while Burleigh Heads recorded 97 listings and a 3.5 percent average discount. Both figures exceed the Gold Coast-wide average of 2.9 percent. Tourism recovery has lifted short-term rental yields in these areas but has not translated into faster owner-occupier sales, leaving stock on the books longer than in 2025.
Neighbourhoods further from the beach such as Southport and Labrador have seen milder increases, averaging 41 days on market. The contrast highlights how lifestyle premiums in the two coastal hotspots now require more negotiation before contracts are signed.
