National sentiment around property has grown cautious. First-home buyers, squeezed by serviceability buffers still sitting at 3 percentage points above contract rates, have largely stepped back. But that hesitation is concentrating opportunity rather than dissolving it. Experienced local operators who built cash reserves through the 2022-2024 boom are now the dominant bidders at auctions from Broadbeach Waters to Coomera, and they are not waiting for a clearer signal.

The action is concentrated in three distinct pockets. The Chevron Island precinct, where two-bedroom units that traded above $980,000 in October 2024 are now clearing at $910,000-$930,000, has seen a noticeable uptick in unconditional offers from buyers operating through self-managed super funds. Southport's central business district, long regarded as the market's unglamorous workhorse, recorded 23 off-market residential transactions in the June quarter alone, according to figures compiled by a Bundall-based buyers' advocacy firm. That tightness is underpinning rents even as purchase prices soften, a combination that improves gross yields. A two-bedroom unit on Thornton Street, Surfers Paradise, that rents for $650 per week against a purchase price of $740,000 represents a gross yield of 4.57 per cent, compared with 3.9 per cent on the same notional asset at 2024 peak pricing. For yield-focused buyers, particularly SMSF trustees operating under the ATO's non-arm's-length income rules, that difference is meaningful.
Tourism-driven short-stay demand is also holding. Data from the Gold Coast Tourism Corporation showed visitation to the strip between Broadbeach and Coolangatta ran 6 per cent above the equivalent period in 2025 through April and May, buoyed by the lower Australian dollar, the AUD sat at US$0.618 on July 4, which is making Queensland holidays competitive against Bali and Phuket for domestic travellers who might otherwise have gone offshore.
For those watching from the sidelines, the practical calculus is becoming time-sensitive. Several local mortgage brokers operating out of offices on Orchid Avenue in Surfers Paradise are reporting pre-approval turnaround times back below 72 hours at the major banks, reversing a backlog that stretched to two weeks in early 2025. That administrative friction had been quietly killing deals. Its removal means buyers who are finance-ready can act at speed, which, in a market where the best-priced stock is moving within seven days of listing, is the only thing that separates participants from spectators.
